TENANT FEES Assured Shorthold Tenancies
Holding Deposit: Equivalent to one week’s rent.
NB This will be withheld if any relevant person withdraws from the tenancy, fails a Right to Rent check, provides materially significant false or misleading information, fails to sign the tenancy agreement (and/or Deed of Guarantor) within 15 days or other deadline mutually agreed in writing.
Security Deposit: Equivalent to five weeks’ rent if the annual rent is less than £50,000.
Security Deposit: Equivalent to six weeks’ rent if the annual rent is £50,000 or more.
Unpaid, Late and Returned Rent Payments: Interest will be charged at 3% above the Bank of England Base Rate from the rent due date until paid, calculated on a daily basis. Lost Keys: Actual cost of replacement of keys, fobs, security devices or associated items which have been lost, damaged or broken. If the loss results in lock needing to be changed the costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant.
Changes to a Tenancy: £50 (inc VAT) To cover the costs associated with taking instructions, new tenant referencing, Right to Rent Checks, deposit registration as well as the preparation of new legal documents.
Early Termination: Should the tenants wish to leave their contract early, they shall be liable for the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. This payment will not exceed the loss incurred by the landlord or the reasonable costs incurred by the agent.
