Lost Keys:                        Actual cost of replacement of keys, fobs, security devices or associated items which have been lost, damaged or broken.  If the loss results in lock needing to be changed the costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant. 
 
Changes to a Tenancy:   £50 (inc VAT)   To cover the costs associated  with  taking instructions, new   tenant referencing, Right to Rent Checks, deposit        registration as well as the preparation of new legal documents. 
 
Early Termination:          Should the tenants wish to leave their contract early,  they shall be liable for the  -letting the property as well as all rent due under        the tenancy until the start date of the replacement tenancy.  This payment will not exceed the loss incurred by the landlord or the        reasonable costs incurred by the agent.
